The S.G. Atkins CDC is revitalizing the housing stock within its target area by renovating dilapidated houses and building new homes.  Since 2001, the CDC has leveraged resources from the Department of Housing and Urban Development and the City of Winston-Salem to build thirteen single family homes and to rehabilitate three single family homes. Down payment assistance is available to qualified applicants who wish to purchase homes within the CDC’s target area.

 

The CDC hosts homebuyer orientation workshops for anyone seeking information about the home buying process. The workshops feature local housing counselors and mortgage lenders who answer the following questions:

 

• Am I ready to purchase a home?

• What are the pros and cons of homeownership?

• What do I do if I have credit issues?

• What is the process of purchasing a home?

• Can I qualify for a mortgage?

Service Area

 

The Board of the S.G. Atkins CDC has defined its Primary Service Area as the three U.S. Census Tracts near the Winston-Salem State University (WSSU) campus. These tracts (#’s 8.01, 8.02, and 7) form the CDC’s Primary Service Area.

 

The Primary Service Area’s three Census Tracts (as displayed on the map on the right) include the Columbia Heights neighborhood immediately surrounding the university and neighborhoods on both sides of U.S. 52, from New Walkertown Road and south to the Waughtown Street Area, inclusive of the East Winston and Mount Olive neighborhoods.

 

The Primary Service Area is also southeast of Winston-Salem’s downtown business district, with WSSU’s campus only a mile-and-a-half from the heart of downtown, placing the area within easy commuting distance to many of the city’s largest employers.

 

Relationship to Other Neighborhoods

 

The SGACDC’s Primary Service Area is linked in many ways with surrounding neighborhoods and the greater Triad region in terms of residents, employment, and retail trade.  Adjacent neighborhoods include the historic Waughtown neighborhood to the south and the Morningside Manor neighborhood to the east. To the west lies the West Winston neighborhood, characterized by its academic institutions (Salem Academy and Salem College) and the tourist draw of Old Salem.

 

Our Vision

 

Winston-Salem’s New East Side (pictured to the right) will be an up and coming urban community, rich in both character and history, with easy access to major highways and public transportation. It is proximate to public and private universities, the Wake Forest Innovation Quarter, and downtown’s emerging business districts.  We envision the New East Side being comprised of a diverse community of students, young professionals, and long-time residents sharing space in a safe location.  Opportunities for affordable housing, an array of both educational and dining options, plentiful green space for recreational and leisure activities, and numerous business and commercial development sites will make the New East Side attractive to residents and businesses.
